Yes, in most cases I do allow pets.  Exceptions to this are for large, noisy, or aggressive breeds.  There is an additional non-refundable pet deposit, the amount of which depends on the number and type of animals.

 

The right to have a pet may be revoked if the pet is not properly cleaned up after, or if it causes the disturbance of other tenants.

I require Last Month's Rent and a Security Deposit.  Both of these deposits are held in an interest bearing savings account.

I offer fixed term standard 12 month leases.

All utilities (phone, cable, gas, electric, oil, etc...) are the responsibility of the tenant.  I contract for standard refuse pickup in those towns that do not provide the service.

 

It is my responsibility and commitment to provide you with working appliances (heating system, hot water heater, stove, etc...)

Yes, off-street parking is available with all of my properties.  On street parking is also available at the houses as well.

Yes, all of the homes have laundry machines and driers.

Yes, .... within reason.  So long as you choose "normal" colors (e.g. no black walls) I am fine with you painting the rooms.  Care is expected to be taken while painting to do a proper job.

When I purchased the homes, the sellers had not had lead paint tests done.  I have not had these tests either.  The Massachusetts Lead paint disclosure form will be given to each tenant before they move in.  It may also be downloaded here.
